The applicant has requested that the Halifax MPS be amended to create site-specific policy to enable changes to the LUB for this particular site to permit a 6-storey mixed-use building. An amendment to the MPS would be required in this case, as the current zoning limits building heights to 4 storeys or less, requires greater building setbacks from property lines, requires more parking and more open space at grade-level, and does not permit vehicular access over the abutting property at 3343 Westerwald Street for access to apartment buildings of more than 14 units. Construction on this development started in August 2015.
